I buy very low, sometimes with all cash, other times with loan financing and other times from motivated sellers with no little money down, usually no more than 35% down. Many properties I had bought with other investors. I've had 63 single family and multi-family rental homes. All of the properties with a good cash flow. Many homes I have purchased I gutted down to the studs and put in all new electric, plumbing, AC vents, drywall and paint, new flooring, kitchens and baths etc. done to a beautiful quality new construction appearance and move in ready.
The company usually finds the buyers and we always welcome Realtors to bring their buyers as well. Most closings are within only 30 to 90 days because I know my market and price them right to sell.
